A luxury home can make an unforgettable first impression. But for Dean Sackett, president of Homestead Building Company, the real measure of a home is found in the experience it creates long after move-in day. It is in the quality homeowners can see and feel. It is in the floor plan that supports the rhythm of daily life. It is in the light switch placed exactly where someone naturally reaches for it. And it is in the confidence that comes from working with a builder that does what it says it will do.

“You should be able to tell when you walk into a Homestead house,” Sackett said. “It’s the nuances of the decisions we make — the efficiency of the house, the livability, and the things that impact everyday life.”

That attention to both the big picture and the smallest details has helped Homestead earn a strong reputation throughout North Raleigh and made the company a trusted choice for buyers creating highly personal homes.

More than two decades of building in Raleigh

Founded by John Heidel in 2003, Homestead Building Company has spent most of its history building in and around Raleigh, focusing largely in areas such as North Hills, North Ridge, communities north of I-540, and Wake Forest.

Sackett joined the company in 2021 after Heidel invited him to move from Hilton Head to Raleigh to lead the business. With a background in corporate business, Sackett brought scalable systems and accountability to a company already known for exceptional homes and strong relationships.

“I brought people and processes and tracking — not to drown us in it,” Sackett said. “The things that I picked as being important enough allow us to achieve those numbers and to do it with 10 people.”

Since then, Homestead has sold approximately 100 homes in North Raleigh, including about 40 homes representing $100 million in revenue in North Hills alone. Today, the company builds around 15 homes a year, generally ranging from approximately $2 million to more than $4 million.

Those numbers are especially notable because Homestead remains a small, close-knit operation. With a team of just 10 people, the company relies on clear processes, careful tracking and longstanding relationships with architects, designers, trade partners and Realtors to deliver a consistently high level of work.

That structure also gives Homestead greater predictability throughout the construction process. Whether the company is building a speculative home or working with a buyer on selections for a presale, Sackett says the difference in the overall construction timeline is typically measured in weeks, not months.

“That means our process is working,” he said.

A trusted advisor throughout the building journey

Homestead builds speculative homes, but many of its projects are presales created around an individual buyer’s vision. For those clients, the company’s role extends far beyond executing a set of plans.

“We enjoy bringing their vision to reality,” Sackett said. “We also enjoy being able to speak into what that reality is going to look like.”

That means listening carefully, presenting creative options, and being willing to offer an expert perspective. If a selection is highly specific, for example, the Homestead team may talk with the homeowner about how it could affect the home’s long-term appeal. The final decision remains the client’s, but the team believes good guidance is part of good building.

“We want you to be equally as proud of your house when you need to turn around and sell it as you are today as you’re designing it,” Sackett said. “We want to be a trusted advisor to you as well as your builder.”

That guidance can be particularly valuable for buyers relocating to Raleigh. Sackett estimates that roughly 75% of Homestead’s recent customers have come from outside the area, including families moving from Maryland, Delaware, and Seattle, as well as clients living in the United Kingdom.

Homestead has learned how to keep those buyers connected through proactive communication, curated options and quick answers — even when the entire process must be managed from a distance.

“We would send them options and say, ‘Here are three options,’” Sackett said of working with clients abroad. “Those three options were already underneath that umbrella of trusted advisor.”

Rather than overwhelming buyers with every conceivable choice, the Homestead team applies its experience first, presenting well-considered possibilities that align with the homeowner’s vision, the home and the surrounding market.

Luxury designed around real life

Sackett said Homestead homes aren’t limited to one architectural style. Its team is open to a wide range of aesthetics because each home begins with the people who will live there. “It’s not about, ‘We only do A, B and C,’” Sackett said. “It’s about what you want to do as our customer.”

What remains consistent is the thought behind the design. Homestead considers energy efficiency, flow, function, and the everyday decisions that make a home more comfortable. Door placement, lighting controls, and the relationship between rooms may not be the first details buyers notice in a photograph, but they can have an enormous impact on how a home feels.

For example, Sackett said, a misplaced switch may seem insignificant during construction, but walking across a room to reach it every day can become a lasting frustration. “It’s those little nuances that you experience in a Homestead house,” he said.

That same standard follows the Homestead name across price points. As the company prepares to expand into Franklin County, the homes may include a different collection of features than a $4 million residence in North Hills, but Sackett said the quality of the fit, finish, and overall experience will remain recognizably Homestead.

“The fit and finish is going to be Homestead, as Homestead is everywhere else,” he said. “What you get in a Homestead house is what you expect in a Homestead house.”

Consistency buyers can experience

For buyers considering a Homestead home, seeing the company’s work firsthand often becomes an important part of the decision. “People want to touch and feel it — see it to believe it,” Sackett said.

Whenever possible, he walks prospective buyers through a completed Homestead residence so they can experience the construction quality, finishes, and thoughtful details for themselves. In some cases, past clients are even willing to open their homes for those visits with advance notice.

That trust speaks to relationships that extend beyond closing day. It also allows prospective buyers to understand that while their selections will be personal, the underlying standard of craftsmanship will be consistent.

“This is the quality that you’re going to get,” Sackett said. “That’s what propels us. It’s the consistency, the process, the people, the communication, and the relationships with our trade partners and Realtors.”

When asked what most clearly distinguishes Homestead, Sackett begins with one word: integrity.

“Integrity flows through how we communicate with people and how we treat people — everybody,” he said. “Whether you’re the neighbors, the trades, the customers, or the Realtors, how we treat other human beings is very consistent as an organization.”

That principle also shows up in straightforward pricing, consistent expectations, and fast follow-through. Sackett says clients regularly comment on the team’s ability to provide direct answers — often within 24 hours.

“We just do what we say we’re going to do,” he said. “You’re going to get a direct, straight answer from me, and we’ve got that through the whole organization.”

That consistency extends from Sackett to Homestead’s project managers, warranty team, designers, and architectural partners. Homeowners know what to expect, and the people involved in bringing each residence to life are held to the same standard.

“When people know you’re going to get back to them, they get back to you,” Sackett said. “It’s a very easy circle to succeed in.”
